Introduction to Dove

Dove was established by directors Graham and Robert Dove in 1993, both of whom still work full time in the office, giving you access to a wealth of experience at any given time. 

We are a local, independent company specialising in Lettings and Property Management. We offer landlords the complete lettings and property management service and can tailor our service to meet any Landlord's needs. Over the years we have grown in size but we are proud to still offer our clients the high level of personal and efficent service that has become our trademark. 

We pride ourselves on our vast experience, highly trained staff and the first class personal service we deliver to Landlords. We combine traditional hard working values with the very latest technolgy to ensure we let out your property to its maximum potential and as quick as possible.

Our office is based in the centre of Sheffield’s “golden mile” – the ever popular Ecclesall Road. As such, we are perfectly positioned to deliver the high level of exposure that landlords require as well as offering tenants the choice of the best located properties.

We are members of Sheffield and District Landlord Association, the Residential Landlord Association, the Property Ombudsman, the National Approved Letting Scheme and the Safe Agent Scheme. All rent monies are held in a seperate clients' account away from our business account. In addition all tenant deposits are held in a seperate ring fenced audited account and protected by mydeposits.co.uk – one of the approved government schemes. We also have client money protection insurance, giving you complete peace of mind.

Our Landlord Services

We offer our Landlord clients three main services, however please remember that we are happy to tailor our services to meet your requirements. Our services are as follows:

Let Only service: This service is most suitable for Landlords that have a good level of knowledge regarding letting legislation and are resident in the local area. We will advertise your property and show prospective tenants around. Once we agree terms with suitable tenants we will sign them to a legally binding contract, having taken deposits and lodged them with mydesposits.co.uk - one of the three approved government schemes. We will put rent payments in place and clear the first payment ourselves then giving you the go ahead as "Landlord and Property Manager" to release the keys to your tenants. You will then be their point of contact throughout the term of the tenancy managing the subsequent rents and any maintenance etc. We will account to you a rental statement of the first rents received minus our fee.

Summary of Service:

  • Property Appraisal and Rental Valuation
  • Advice on improvements, neccessary works for regulations and how to attain maximum achievable rental price.
  • Marketing of property on property portals, Dove website, To Let board and promotion to Dove database of actively looking tenants.
  • Photo’s – internal and external
  • Accompanied viewings with prospective tenants
  • External referencing of tenants
  • Tenancy signing of assured shorthold tenancy on landlords behalf
  • Collect and register tenant's deposit with mydeposits.co.uk
  • Collection of first period rent only.
  • Return deposit to tenants as per Landlord's instructions.

Let Only and Rent Collection service: This service is most suitable for Landlords that have a good level of knowledge regarding letting legislation and are resident in the local area but require assistance in the collection of rent. This service is the same as the Let Only service however we will also handle the collection of rent from your tenants throughout the tenancy. We will typically account these to you on either a monthly or quarterly basis with a rental statement and BACS transfer to your account or cheque in your favour.

Summary of Service:

  • Property Appraisal and Rental Valuation
  • Advice on improvements, neccessary works for regulations and how to attain maximum achievable rental price.
  • Marketing of property on property portals, Dove website, To Let board and promotion to Dove database of actively looking tenants.
  • Photo’s – internal and external
  • Accompanied viewings with prospective tenants
  • External referencing of tenants
  • Tenancy signing of assured shorthold tenancy on landlord's behalf
  • Collect and register tenant's deposit with mydeposits.co.uk
  • Collection of rent throughout tenancy
  • Detailed regaular Landlord statements with transfers to nominated bank account
  • Return deposit to tenants as per Landlords instructions.

Full Management service: This is our highest level of service and is most sutiable for Landlords who no longer wish to be involved in the day to day management of the property. We handle all of the aspects detailed in our Let Only and Rent Collection service. However, in addition we will also manage any maintenance and repairs, check in and check outs of tenants, correspondence with utility companies, periodic property inspections etc.

  • Collection of rent throughout tenancy
  • Property inspections
  • Co-ordiantion of maintenance and periodic certification e.g gas certificate
  • Detailed regaular Landlord statements with transfers to nomianted bank account
  • Tenant Check outs and return of deposit, minus deductions where neccessary

Non Resident Landlords

If you have rental property in the UK but your usual home is outside the UK, your tenants or the letting agents you use will need to operate the Non-resident Landlord (NRL) Scheme. They need to deduct basic rate tax from rental income before they pass it onto you. You can set this tax off against your own tax bill at the end of the year.

Our Landlord charges

 

We believe strongly in having a transparent and simple fee structure for Landlords. Except for the "Advertsing Only" service where we charge an upfront fixed fee, we operate a "No Let No Fee" charging policy. This means you will only pay for our services once we have located and signed up tenants.

Our charges are normally done as a percentage of the total rents plus VAT. For a free no obligation quote please contact us for more details.

*Please note that unlike the majority of our competitors you'll find that we do not charge a further percentage charge on top of any repair & renewals costs on our full management service. In addition we do not charge "Tenancy Set Up" fees*.

Our list of landlord charges are below:

  • Management Service 12% - 15% (10 - 12.5% plus VAT)
  • Let and Rent Collection Service 10.8% (9% plus VAT)
  • Let Only Service 9% (7.5% plus VAT)
  • Let Only Renewals - Residential £234 (£195 plus VAT)
  • Let Only Renewals - Student 9 % (7.5% plus VAT)
  • Energy Performance Certificate£94.80 (£79 plus VAT)
  • Provision of Marketing Floor Plan - £78 (£65 plus VAT)
  • Ammendment of Floor Plan - £54 (£45 plus VAT)

Safe Agent, RLA, NALS, SADLA, Property Ombudsman (Lettings)

We also have Landlord Client Money Protection Insurance provided through "NALS"

Independent redress provided by the Property Ombudsman (Lettings)

Energy Performance Certificates

Energy Performance Certificates (EPCs) are needed whenever a property is built, sold or rented. Should you not have a current EPC in place, please contact us and we can make the necessary arrangements on your behalf. Please contact us on info@doveproperties.co.uk for a competitive quote.
