At Dove, we pride ourselves on differentiating ourselves by the level of personal service we give our Landlord clients. We know that disappointing service, lack of transparency and poor communication can be commonplace in our industry. You'll find we reset the balance. We foster great relations with our clients with honest, well thought out advice from our experienced local team.  


We offer our Landlord clients three main services, however please remember that we are happy to tailor our services to meet your requirements. Our services are as follows: 

 

Let Only service: 

 

This service is typically most suitable for Landlords with a good level of knowledge regarding letting legislation and are resident in the local area.   We will advertise your property and show prospective tenants around. Once we agree terms with suitable tenants we will sign them to a legally binding contract, having taken deposits and lodged them with mydeposits.co.uk - one of the three approved government schemes. We will put rent payments in place and clear the first payment ourselves then giving you the go ahead as "Landlord and Property Manager" to release the keys to your tenants. You will then be their point of contact throughout the term of the tenancy managing the subsequent rents and any maintenance etc. We will account to you a rental statement of the first rents received minus our fee. 


Summary of Service:

  • Property Appraisal and Rental Valuation
  • Advice on improvements, necessary works for regulations and how to attain maximum achievable rental price.
  • Marketing of property on property portals, Dove website, To Let board and promotion to Dove database of actively looking tenants.
  • Photo’s – internal and external
  • Accompanied viewings with prospective tenants
  • External referencing of tenants
  • Tenancy signing of assured short-hold tenancy on landlords behalf
  • Collect and register tenant's deposit with mydeposits.co.uk
  • Collection of first period rent only.
  • Return deposit to tenants as per Landlord's instructions.

 

Let Only and Rent Collection service: 


This service is most suitable for Landlords that have a good level of knowledge regarding letting legislation and are resident in the local area but require assistance in the collection of rent. This service is the same as the Let Only service however we also handle the collection of rent from your tenants.  We will typically account these to you on either a monthly or quarterly basis with a rental statement and BACS transfer to your account.

  • Advice on improvements, necessary works for regulations and how to attain maximum achievable rental price.
  • Marketing of property on property portals, Dove website, To Let board and promotion to Dove database of actively looking tenants.
  • Photo’s – internal and external
  • Accompanied viewings with prospective tenants
  • External referencing of tenants
  • Tenancy signing of assured short-hold tenancy on landlord's behalf
  • Collect and register tenant's deposit with mydeposits.co.uk
  • Collection of rent throughout tenancy
  • Detailed regular Landlord statements with transfers to nominated bank account
  • Return deposit to tenants as per Landlords instructions.

 

Full Management service: 

 

This is our highest level of service and is most suitable for Landlords who no longer wish to be involved in the day to day management of the property. We handle all of the aspects detailed in our Let Only and Rent Collection service. However, in addition we will also manage any maintenance and repairs, check in and check outs of tenants, correspondence with utility companies, periodic property inspections etc.

  • Collection of rent throughout tenancy
  • Property inspections
  • Co-ordination of maintenance and periodic certification e.g gas certificate
  • Detailed regular Landlord statements with transfers to nominated bank account
  • Tenant Check outs and return of deposit, minus deductions where necessary
