We believe that landlords deserve to know exactly what they are paying for, with no hidden charges and no surprises. That is why we operate a straightforward "No Let, No Fee" charging policy. You will only pay for our services once we have successfully found and signed up tenants for your property. If we don't let it, you don't pay.

 

Our fees are calculated as a simple percentage of the rental, plus VAT. There are no upfront costs, no setup charges, and no fees to pay until your property is let and earning income and, unlike the majority of our competitors, we do not charge a further percentage on top of any repair, renewal and certification costs on our Full Management service. Our Services:


We offer three core services to suit every landlord, whether you want us to handle everything or simply find you great tenants. 

 

 

Our Let Only Service: 

This service is typically most suitable for Landlords with a good level of knowledge regarding letting legislation and are resident in the local area. 

 

We will advertise your property and show prospective tenants around. Once we agree terms with suitable tenants we will sign them to a legally binding contract, having taken deposits and lodged them with mydeposits.co.uk - one of the three approved government schemes. We will put rent payments in place and clear the first payment ourselves ahead of you, as "Landlord and Property Manager" , handing over the keys to your new tenants. You will then be their point of contact throughout the term of the tenancy managing the subsequent rents, depsoits and any maintenance etc. We will account to you a rental statement of the first rents received minus our fee.

  • Advice on improvements, necessary works for regulations and how to attain maximum achievable rental price.
  • Marketing of property on property portals, Dove website, To Let board and promotion to Dove database of actively looking tenants.
  • Photo’s – internal and external
  • Accompanied viewings with prospective tenants
  • External referencing of tenants
  • Tenancy signing of assured short-hold tenancy on landlords behalf
  • Collect and register tenant's deposit with mydeposits.co.uk
  • Collection of first period rent only.
  • Return deposit to tenants as per Landlord's instructions.
  • Landlord Online Hub available 24/7- a complimentary and secure way to manage your property finances, view your tenancy detail and access your rental statements anytime, anywhere. Through this portal you can access income and expenditure reports, download monthly statements and reports, track payments and see your tenancy information i.e. contract dates and the tenancy status at a glance.

 

 

Our Let Only and Rent Collection Service: 

This service is most suitable for Landlords that have a good level of knowledge regarding letting legislation and are resident in the local area but require assistance in the collection of rent. 

 

This service is the same as the Let Only service however we also handle the collection of rent from your tenants.  We will typically account these to you on a monthly basis with a rental statement and BACS transfer to your account.

Our Full Management Service: 

This is our highest level of service and is most suitable for Landlords who no longer wish to be involved in the day to day management of the property.

 

We handle all of the aspects detailed in our Let Only and Rent Collection service. However, in addition we will also manage any maintenance and repairs, check in and check outs of tenants, correspondence with utility companies, periodic property inspections etc.
